Association FactsEast Water Place is a community of 56 townhomes, each one individually owned. It includes common areas, such as the motor courtyards, the central walkway and the Ogden Slip esplanade, which are administered by the East Water Place Homeowners Association. Each year the Association holds a general meeting, at which five owners are elected to a Board of Directors. The Board oversees the day-to-day activities of the Association and establishes Committees which plan and administer various projects, such as maintenance and landscaping. Each owner pays a monthly assessment to finance the ongoing projects, as well as to maintain a contingency reserve on behalf of the Association. The Board has hired the firm of Wolin-Levin to manage various administrative tasks of the association, such as supervision of sub-contractors, complying with city, county and state laws and regulations and maintaining financial records.

The responsibilities of the Homeowners Association are detailed in the by-laws and “Declarations” available on this website. In general terms, the Association maintains the common areas of the complex, insures the uniformity of the external appearance of the units, and deals with complex-wide issues. Individual owners are responsible for the interiors of their units and for complying with the regulations detailed in the by-laws and “Declarations”.

The East Water Place complex was created in two phases between 1997 and 1998. The 56 townhomes are part of eight separate building rows and are surrounded by elegantly landscaped walkways and esplanades. There are three types of townhomes: 16 A-units (originally called “Adler” models), with up to 2,400 square feet of living space, 8 B-units (“Sullivan” models), with 2,880 square feet of space, and 32 C-units (“Richardson” models) with up to 3,450 square feet of space.

The East Water Place townhomes boast a number of amenities, including:
